Enquiry & Consultation Phase

Step 1: Enquiry

Your home building journey starts with you taking the first step by calling us on 0402 833 763, emailing admin@yolandahomes.com.au or submitting a form from this website. Following your initial enquiry, we'll contact you to start gathering information about your project to give us an understanding of your goals and help you determine whether our services are a good fit for you. From here, we do some homework before meeting you for a face-to-face consultation.


Step 2: Initial Consultation

During this initial face-to-face appointment, we'll listen carefully to your goals and objectives. We'll encourage you to bring scrapbook ideas, photos and magazine clippings that may help us understand your project in more detail and form a picture of your lifestyle and unique preferences. At this consultation, we'll discuss the size and layout of your new home, this includes, the number of bedrooms, bathrooms and living spaces. We'll also gain an understanding of your budget so we can tailor a design to meet this and ensure that you're clear on what you can expect with your budget.

Design & Documentation Phase

Step 3: Concept Design

This is where the fun starts! We'll take the information you provided during your initial consultation and produce an exciting concept design for your new home. The design will be based on your client brief, which will include an initial floorplan and elevations with dimensions and facade. We'll present your initial concept for you to review. After you've decided on what you do and don't like about the initial concept, we'll work collaboratively with you to refine the design until it's exactly where you want it to be. At this stage, we'll also provide you with an estimated build cost range for you to have a good idea on the final costs. Any design adjustments is made before the contract is developed.


Step 4: Detail Design & Contract

So, you're happy with the concept design. We will now gather the documentations required to gain council approvals and enter into a Building Contract. If the council have any queries, we'll address them on your behalf.

The documents that we produce during this phase are:

  • Soil testing, report and site classification.

  • Site survey

  • Architectural drawings, key elevations and detailing.

  • Civil and structural engineering design, certifications and council approval.

  • Detailed specifications, including fixtures, fittings and colour schedule.

We'll handle the design and approval process and will be checking in with you along the way to provide regular updates and seek your feedback. We'll guide you through our design selection process to help you make the final selections for the fit-out of your new home. To give you peace of mind and full transparency of knowing exactly what your new home will look like, we'll provide a full schedule of finishes for windows, tiles, plumbing and flooring etc. 

Construction Phase

Stage 1: Base

The site is prepared with formwork for the concrete slab. Depending on the site or design, some homes may be built on stumps. The concrete slab is poured and the surface polished.

Upon completion of this stage, the Base Stage payment is then made in accordance with your building contract.


Stage 2: Frame

Once the slab has cured, the frame is assembled according to the layout. The building surveyor conducts a thorough inspection of the frame in correlation with the plans.

The Frame Stage payment is made at the completion of this stage.

Stage 3: Lock-Up

At the Lock-Up stage, the roof, guttering, windows and external cladding are installed, and the Lock-Up Stage payment is then made.

Stage 4: Fixing

All of the internal elements of your new home can now be fitted and fixed. This includes, insulation, plasterboards, architraves, skirting, stairs, cabinetry, cupboards, doors and joinery. The internal walls and ceiling are also painted.

Upon completion of this stage, the Fixing Stage payment is then made.


Stage 5: Completion Stage

This stage is where the finishing touches occur. The installation of appliances, fixtures, fittings, mirrors, door hardware, shower screens, tiling and floor coverings is completed. Upon completion of this stage, the Completion Stage payment is made.

Stage 6: Handover

Your new home is now complete! We will now hand over your keys to your new home along with a folder containing all the certificates of compliances and warranties.
